MOP starts from the date you collect the keys to your flat, not the date of purchase, ballot, or signing of the Agreement for Lease. For resale flats bought with a CPF housing grant, MOP starts from the date of resale completion.
For most HDB flats, yes. BTO, SBF, DBSS, and resale flats purchased with CPF housing grants all have a 5-year MOP. Resale flats bought without any CPF housing grant have no MOP requirement.
In exceptional circumstances (such as divorce, financial hardship, or medical reasons), you can apply to HDB for an early sale. This is not guaranteed and is assessed on a case-by-case basis.
No. MOP starts from the key collection date regardless of when you move in. If you take 3 months to renovate, those months still count towards your MOP.
